Why?
Why is it deemed normal operating procedure for someone selling a property to have professional real estate representation, a slick marketing campaign, an advantage in having an experienced team on side, yet the buyer is left to “go it alone”?
For my mind it’s the cause of a lot of the issues behind the perception of underquoting and overpaying at auction. Let’s face it, as an estimate most people buy 1 property every fifteen to twenty years, and the team they are buying it off sell one a week on average. So, allowing for 12 weeks off per year, in the 20 years between your first and second purchase, the agent’s team has had a hand in about 800 sales in the time it has taken you to purchase 2….and you really think you are going to get the better of the seller?
When is it going to be common place for a professional buyers advocate to represent the buyers in the market and thus ensure that the emotion and guess work is taken out of one of the largest transactions in a lifetime? I don’t quite know why buyers don’t make use of the buyer’s advocates available to help save them thousands, but I’m sure someone can explain it to me.
